A letting only service for landlords who are experienced, and who have the ability, expertise and time to manage their own property.

  1. Advising on rental values for the property and ensuring we achieve the highest market rental income;

  2. Advising on landlord obligations for obtaining safety compliance certificates;

  3. Finding suitable professional working tenants;

  4. Accompanying all prospective tenants viewing the property;

  5. Processing the Tenancy Application, including taking references and credit checks;

  6. Ensuring the Tenancy Agreement is completed in full, and obtaining the tenant's signature before the commencement of tenancy;

  7. Collecting a damage deposit from the tenant;

  8. Collecting a damage deposit from the tenant;

  9. Transferring the council tax and utility accounts into the tenant's name;

  10. Collecting the first* month's rental payment and forwarding to the landlord after deduction of the fee.

(*Additional months may sometimes apply)

The landlord is responsible for selecting the tenants, accounting for rents, and rent collection, all property inspections and all legal, operational and safety aspects of the tenancy. The landlord may, at any timel request a transfer to our Full Property Management Scheme.
