This service is for landlords who wish to benefit from a comprehensive professional service and have no or absolutely minimal involvement.

  1. Advising on rental values for the property and ensuring we achieve the highest market rental income;
  2. Advising on landlord obligations for obtaining safety compliance certificates;
  3. Finding suitable professional working tenants;
  4. Accompanying all prospective tenants viewing the property;
  5. Processing the Tenancy Application, including taking references and credit checks;
  6. Arranging a rent guarantee via Homelet;
  7. Ensuring the Tenancy Agreement is completed in full, and obtaining the tenant's signature before the commencement of tenancy;
  8. Collecting a damage deposit from the tenant;
  9. Arranging the completion of an Inventory and Condition Report;
  10. Transferring the council tax and utility accounts into the tenant's name;
  11. Collecting rental payments monthly in advance and paying you within three banking days of receipt;
  12. Monthly detailed statement from our computer systems;
  13. Inspecting your property within the first month and quarterly thereafter;
  14. Written Property Inspection Reports;
  15. Contacting you, and the tenant and any tradesmen regarding repairs and general maintenance;
  16. Carrying out a final inspection before the end of the tenancy;
  17. Deducting an appropriate sum from the deposit for any dilapidations and damages caused by tenants;
  18. Finding replacement tenants to ensure continuity of occupation and rental income. Notification sent to the utility companies of final meter readings.
