- Advising on rental values for the property
and ensuring we achieve the highest market
rental income;
- Advising on landlord obligations for
obtaining safety compliance certificates;
- Finding suitable professional working
tenants;
- Accompanying all prospective tenants
viewing the property;
- Processing the Tenancy Application,
including taking references and credit
checks;
- Arranging a rent guarantee via Homelet;
- Ensuring the Tenancy Agreement is completed
in full, and obtaining the tenant's signature
before the commencement of tenancy;
- Collecting a damage deposit from the
tenant;
- Arranging the completion of an Inventory
and Condition Report;
- Transferring the council tax and utility
accounts into the tenant's name;
- Collecting rental payments monthly in
advance and paying you within three banking
days of receipt;
- Monthly detailed statement from our
computer systems;
- Inspecting your property within the
first month and quarterly thereafter;
- Written Property Inspection Reports;
- Contacting you, and the tenant and any
tradesmen regarding repairs and general
maintenance;
- Carrying out a final inspection before
the end of the tenancy;
- Deducting an appropriate sum from the
deposit for any dilapidations and damages
caused by tenants;
- Finding replacement tenants to ensure
continuity of occupation and rental income.
